Purchasing a home in Sonoma County has never been easier. However, houses still sell for an average of $700,000 here, making careful planning a must. Here are six mistakes that all prospective home buyers should avoid no matter where they reside.

1. Not getting pre-approval

Getting pre-approved by a local lender is huge. The last thing you want is to find a dream home without approval on a loan. Get pre-approved to save you, your family and your lender a ton of time.

2. Not making housing a priority

If you want a nice home, you’ve got to put the time in. Buying a house is (probably) going to be the largest transaction of your life, and its impact extends to your lender and your family. Therefore, give housing the time and attention that it deserves.

3. Not lining up your money first

If you’re lucky enough to receive gift money for purchasing a house, receive it up front if possible. You don’t want a family member to retract their generosity mid-transaction.

4. Not letting a lender check your credit

Here’s the deal: Unless you have the cash for a home lying around, your lender has to pull your credit report. This is crucial to getting approved, and if you’re worried that one lender might let another know about any blemishes on your score, don’t. Lenders aren’t allowed to share credit reports.

5. Not being realistic

Trust your real estate agent to have a finger on the local market’s pulse, and remember to keep your home-buying prospects grounded. If you’re a first-time buyer, understand that your new home doesn’t have to be your dream house. Your top housing priorities should be to have:

  • A primary home to live in 
  • A home to enjoy and perhaps raise a family in 
  • A home that may accumulate equity over time 
  • A tax benefit to write off

6. Convincing yourself that now is just not the right time to buy

There isn’t really a “right” time to buy. You can purchase a home anytime you feel optimistic about your income and job stability, as well as your ability to save while tackling a mortgage payment. If all of those pieces are in place, buy a house.
