Despite the economic fallout and job loss from the pandemic, the number of U.S. properties with foreclosure filings in March was 11,880, down 75% from last year, according to ATTOM Data Solutions

This is likely thanks to the COVID-19 foreclosure moratorium for federally guaranteed mortgages, which has been extended to June 30, 2021. (Note: President Joe Biden’s executive order also extended the mortgage payment forbearance enrollment window to June 30, 2021.)

While foreclosures were down for the month compared to last year, they were up compared to the previous month. Specifically, foreclosures in March were up 5% compared to February. 

Two regions had seven of the top 10 states. The Midwest had four: Illinois, Indiana, Ohio and Iowa, while the South had three: Delaware, Florida and South Carolina. The Northeast appears with New Jersey.

30. Tennessee

Last but not least, Tennessee saw 160 homes go into foreclosure in March. That nabbed the 16th most populated state the 30th spot on our list. With 2,963,486 total housing units, the state’s foreclosure rate was 1 in every 18,522 households. The counties with the most foreclosures per housing unit were (in descending order): Bledsoe, Fentress, Lake, Knox and Houston.

29. Massachusetts

With 175 of a total 2,897,259 housing units in foreclosure, Massachusetts’s total number was also in the low triple digits. But with a foreclosure rate of 1 in every 16,556 households, the 15th most populated state holds 29th for foreclosures. The counties with the most foreclosures per housing unit were (in descending order): Franklin, Berkshire, Worcester, Plymouth and Hampshire.

28. Kentucky

Kentucky’s total number of foreclosures was only 124. But in a state with the 26th most populated (and 4,449,052 housing units), that number put it in the 28th spot for foreclosures, making for a foreclosure rate of 1 in every 16,000 households. The counties with the most foreclosures per housing unit were (in descending order): Boyd, Campbell, Hardin, Greenup and Powell.

27. Nevada

The 32nd most populated state was 27th for foreclosures. Of 1,250,893 homes, 82 went into foreclosure, making for a foreclosure rate of 1 in every 15,255 households. The counties with the most foreclosures per housing unit were (in descending order): Pershing, Nye, Lyon, Carson City and Elko.

26. Oklahoma

Ranked 28th for most populated, Oklahoma came in as 26th for foreclosures. With 1,731,632 housing units and 119 homes in foreclosure, the state’s foreclosure rate was 1 in every 14,552 households. The counties with the most foreclosures per housing unit were (in descending order): Woods, Nowata, Muskogee, Johnston and Seminole.

25. Texas

In Texas, the 2nd most populated state, there were 768 foreclosures (out of 10,937,026 housing units.) That puts its foreclosure rate at 1 in every 14,241 homes. The counties with the most foreclosures per housing unit were (in descending order): Liberty, Crockett, Atascosa, Jones and Hidalgo.

24. Alabama

The 24th most populated state also ranks 24th for foreclosures. Of its 2,255,026 housing units, 161 went into foreclosure, making for a foreclosure rate of 1 in every 14,006 homes. The counties with the most foreclosures per housing unit were (in descending order): Macon, Dale, Jefferson, Covington and Crenshaw.

23. Maryland

With a total 2,448,422 housing units, Maryland saw 175 homes go into foreclosure. That puts the foreclosure rate for the 19th most populated state at 1 in every 13,991 households. The counties with the most foreclosures per housing unit were (in descending order): Somerset, Baltimore City, Dorchester, Prince George’s County and Talbot.

22. Missouri

Though ranked as the 18th most populated state, Missouri’s total 206 foreclosures (out of 2,790,397 total housing units) puts it in 22nd place for most foreclosures. The state’s foreclosure rate is 1 in every 13,546 households. The counties with the most foreclosures per housing unit were (in descending order): Saline, Saint Francois, Dekalb, Franklin and Laclede.

21. Alaska

With housing units totaling 314,670, Alaska saw 25 homes go into foreclosure. That puts the third least populated state in 21st place, with a foreclosure rate of 1 in every 12,587 homes. The counties with the most foreclosures per housing unit were (in descending order): Kodiak Island, Anchorage, Kenai Peninsula, Fairbanks North Star and Matanuska-Susitna.

20. Connecticut

In the 20th spot for most foreclosures, Connecticut ranks as 29th for most populated–and has 1,516,629 homes. A total 121 went into foreclosure in March, making the state’s foreclosure rate 1 in every 12,534 households. The counties with the most foreclosures per housing unit were (in descending order): Windham, Litchfield, Tolland, New Haven and New London.

19. Utah

In first place in February, the 30th most populated state drops to 19th this month. Utah has 314,670 homes, of which 93 went into foreclosure in March. That means its foreclosure rate was 1 in every 11,689 homes. The counties with the most foreclosures per housing unit were (in descending order): Emery, Duchesne, Wasatch, Tooele and Salt Lake.

18. North Carolina

North Carolina has a total of 4,627,089 housing units and 399 homes are in foreclosure. While it’s ranked 9th most populated state, its foreclosure rate of 1 in every 11,597 homes puts it in 18th place. The counties with the most foreclosures per housing unit were (in descending order): Jones, Hoke, Craven, Bertie and Onslow.

17. Pennsylvania

Ranked 5th for most populated, Pennsylvania was 17th for foreclosures. Of its 5,693,314 homes, 492 went into foreclosure, making for a foreclosure rate of 1 in every 11,572 homes. The counties with the most foreclosures per housing unit were (in descending order): Luzerne, Delaware, Monroe, Chester and Dauphin.

16. Georgia

With 371 of its 4,283,477 homes going into foreclosure, Georgia’s foreclosure rate is 1 in every 11,546 households. In the 8th most populated state, the counties with the most foreclosures per housing unit were (in descending order): Polk, Mcduffle, Rockdale, Talbot and Cook.

15. Wisconsin

The 20th most populated state, Wisconsin is 15th for most foreclosures. Of its 2,694,527 homes, 239 were foreclosed on. That puts the state’s foreclosure rate at 1 in every 11,274 households. The counties with the most foreclosures per housing unit were (in descending order): Langlade, Richland, Pepin, Jackson and Washburn.

14. Louisiana

Of Louisiana’s 2,059,918 housing units, 183 homes went into foreclosure in March. The 25th most populated state’s foreclosure rate is 1 in every 11,256 households. The counties with the most foreclosures per housing unit were (in descending order): Webster, De Soto, Saint Tammany, Tangipahoa and Saint Charles.

13. Wyoming

The least populated state has 276,846 homes, of which 26 homes went into foreclosure. That makes the state’s foreclosure rate 1 in every 10,648 homes. The counties with the most foreclosures per housing unit were (in descending order): Hot Springs, Sublette, Sweetwater, Campbell and Fremont.

12. Maine

The 42nd most populated state is 12th for foreclosures. Of its 742,788 homes, 74 went into foreclosure, making for a foreclosure rate of 1 in every 10,038 homes. The counties with the most foreclosures per housing unit were (in descending order): Washington, Somerset, Penobscot, Androscoggin and Oxford.

11. California

Ranked as the most populated state, California saw a total 1,502 foreclosures in March. With a total 14,175,976 housing units, its foreclosure rate was 1 in every 9,438 homes. The counties with the most foreclosures per housing unit were (in descending order): Plumas, Trinity, Humboldt, Shasta and San Bernardino.

10. Arizona

Ranked 14th for most populated state, Arizona was 10th for most foreclosures. It has 3,003,286 housing units, of which 322 went into foreclosure—making the state’s foreclosure rate 1 in every 9,327 households. The counties with the most foreclosures per housing unit were (in descending order): Mohave, Cochise, Yuma, Yavapai and Maricopa.

9. New Jersey

The 11th largest state by population, New Jersey ranks 9th for foreclosures with 1 in every 8,182 homes. Of its 3,616,614 homes, 442 homes were foreclosed on. The counties with the most foreclosures per housing unit were (in descending order): Atlantic, Salem, Ocean, Gloucester and Morris.

8. Iowa

With 1 in every 7,938 homes going into foreclosure, Iowa was in eighth place. Ranked 30th for population, Iowa has 2,286,826 housing units and saw 176 foreclosure filings. The counties with the most foreclosures per housing unit were (in descending order): Mccormick, Allendale, Fairfield, Darlington and Bamberg.

7. South Carolina

Ranked 23rd for population, South Carolina had 321 homes out of a total 2,286,826 go into foreclosure. That meant 1 in every 7,124 households went into foreclosure. The counties with the most foreclosures per housing unit were (in descending order): Bamberg, Edgefield, Dorchester, Marion and Lee.

6. New Mexico

With a total 937,920 housing units in the state, New Mexico’s foreclosure rate was 1 in every 6,846 homes. Ranked the 36th most populated, the state was 6th for foreclosures with a total 137 filings. The counties with the most foreclosures per housing unit were (in descending order): Hidalgo, Valencia, Chaves, Cibola and Sandoval.

5. Florida

With the 3rd largest population in the country, Florida’s foreclosure rate of 1 in every 6,763 homes put it in the number five spot. Of its total 9,448,159 housing units, 1,397 went into foreclosure. The counties with the most foreclosures per housing unit were (in descending order): Union, Suwannee, Baker, Putnam and Holmes.

4. Ohio

With the 7th largest population in the country, Ohio’s foreclosure rate of 1 in every 6,569 homes put it in the number four spot. Of its total 5,202,304 housing units, 792 went into foreclosure. The counties with the most foreclosures per housing unit were (in descending order): Marion, Seneca, Jackson, Cuyahoga and Defiance.

3. Indiana

The 17th most populated state, Indiana was third for most foreclosures. Of its 2,886,548 homes, 460 went into foreclosure–making the state’s foreclosure rate 1 in every 6,275. The counties with the most foreclosures per housing unit were (in descending order): Newton, Blackford, White, Starke and Delaware.

2. Illinois

Ranking 6th for population, Illinois’s foreclosure rate was 1 in every 6,119 homes. With a total 5,360,315 housing units, the state had 876 foreclosure filings in March. The counties with the most foreclosures per housing unit were (in descending order): Massac, Moultrie, Saline, Whiteside and Livingston.

1. Delaware

With a total 433,195 housing units, Delaware’s foreclosure rate was 1 in every 5,037 homes in March. The 45th most populated state in the country, the state saw a total 86 foreclosure filings (default notices, scheduled auctions and bank repossessions). The counties with the most foreclosures per housing unit were (in descending order): Kent, New Castle and Sussex.

The Takeaway

The South had the strongest presence in our list with 12 states. Of the top 30 states, California had the most number of foreclosures (1,502) and Alaska had the least (25).
