October may just be the best time to buy a home, according to recent data from Realtor.com. That’s due, in part, because those who search in October will face less competition and could save tens of thousands of dollars, Realtor.com found.

Now that the peak home-buying season is over and prices are slowly dipping, the question remains: Which cities will have the cheapest, least-competitive housing markets this October?

Methodology

To answer that question, Realtor.com analyzed the following data for the 2018-2019 period both at the metropolitican and national levels (2020 data wasn’t uesd because of the affects of the pandemic on housing trends):

  1. Listing prices
  2. Inventory levels
  3. New “fresh” listing
  4. Time on market
  5. Homebuyer demand
  6. Price reductions

Realtor.com ranked each week of the year to determine how favorable conditions were for homebuyers during differen periods. Based on their findings, the week of Oct. 3-9 was the best time to buy a home in the majority of U.S. markets analyzed. You can find more about their methodology here.
